Our Guarantee:

All appraisals provide an “on-site” inspection; recording mechanical conditions, appearance, age, model, serial numbers, maintenance and all service/repair records. Our appraisal methodology provides you the client with assurance that the values reported reflect true conditions. Our objective is to provide USPAP standard Personal Property Appraisal reports that are reliable, accurate in depth information to enabling the client to make an informed business decision. Our experience and continued education & training covers a wide range of machinery; equipment, current market conditions, industry, franchise, products and all personal assets.

Our Standards:

A Professional Accredited Appraiser will possess the following qualities:

A. Trust
B. Integrity – An appraiser must not: suppress facts; misrepresent his/her qualifications; be influenced by third parties.
C. Knowledge – A professionally qualified appraiser is one who has considerable knowledge and experience in dealing with commonly appraised subject matter.

However, unfamiliarity with a given subject matter should not form a barrier between the appraiser and the goods to be appraised. Adequate consultations with those familiar with the subject matter, along with various techniques of price sourcing should provide the appraiser with the necessary knowledge to produce a qualified appraisal.

Professionalism:

An appraiser must practive and maintain the highest professional standards in regard to:

1. Confidentiality An appraiser must not disclose confidential information obtained from a client, or appraisal results, except to: i. the client and persons authorized by the client; ii. third parties as authorized by due process of law; iii. a duly authorized professional peer review committee.
2. Conduct An appraiser must properly identify the question to be addressed and possess the necessary knowledge and experience to complete the assignment competently.

Should these conditions not exist at the commencement of the assignment then the appraiser must:

i. disclose any lack of knowledge to the client before accepting the assignment;
ii. take all necessary and/or appropriate steps to competently complete the assignment;
iii. document the above conditions if they apply in the appraisal report.

Management:

An appraiser must accept the responsibility for anything that is placed in their care.

Record keeping Adequate records must be kept by the appraiser.

This includes written documentation of the entire appraisal process as well as working notes and correspondences. Any relevant consultations used in determining value must also be noted.

Compensation:

1. Acceptance of compensation is unethical if contingent upon:

i. the reporting of a pre-determined value without ethically verifying the actual value;
ii. a direction of the client resulting in the attainment of the stipulated amount;
iii. the amount of value estimate;
iv. the occurrence of a subsequent event.

2. Generally the fee charged by an appraiser should be independent of the value of the report, i.e. the appraisal fee should not be a percentage of the appraised value amount.


 
 

Appraisal (Long Report with On-site Inspection) Hourly Rates:

Appraisal fees for "on-site inspections" (meaing an Appraiser will attend to inspect in person) time including inspections, consultations and meetings are $185.00 per hour, with a 2 - hour minimum. Any additional consulting, deposition or testimony work is charged above and beyond the initial Appraisal fee. see more...

- Travel Expenses; mileage, meals and if needed accommodations are never charged by us for Appraisal Assignments . Only the actual time to inspect the assets and investigation/reporting are billable.

- Estimated time to collect data; analysis, reporting, all support staff and forensic data researchers, would be presented, once we have a complete list of assets to be appraised.

- The usual estimated total time from the start of the project, to the presentation of the report would be approximately 1-2 weeks. The reports can be produced in a much shorter time frame, if the client prepares the items to be photographed and providing the Appraiser all supporting documentation.

 

 
     
 
Research, Documentation and Admin Time Fees:


Research, documentation and other administrative time is charged at $125 per hour. There is an average of 2-3 hours of research and documentation time for every hour of inspection time.

The Appraisal is based on all the information; descriptions, photos etc are disclosed and delivered to the Appraiser to complete the Appraisal. This type of report is good for most cases, but will not satisfy Tax or Court Proceedings.


Our fee is $195 plus - HST, equaling $220.35 for 1 to 5 items for Desktop Appraisals Only.

Our fee is $295 plus - HST, equaling $333.35 for 6 to 24 items for Desktop Appraisals Only.

Our fee is $495 plus - HST, equaling $559.35 for 25 to 50 items for Desktop Appraisals Only.

Appraisal Certificate Fees:

If the assignment is required to include a SEALED CERTIFICATION stamp, printed on a high end certificate paper - they are provided upon request - FREE of charge. For just the certificate itself, with no report necessary, the fee is $250.00 and FREE delivery.

           
Expert Witness Service Fees:


Services including deposition, arbitration and court appearances are charged at $285.00 per hour, with a 4 - hour minimum. Also charged; Travel Expenses, mileage, meals and if needed accommodations. The time from the Appraisers Location to; and during the Court Appearance will be also calculated into the fees.

         
Tax Appraisal and OSAP (Ontario Student Assistance Program) Fees:


WE ARE ONTARIO MINISTRY of FINANCE (OMF) LICENSED - other Province's coming soon. Our appraisals are Guaranteed Insurance Industry & Government Accepted. And are Ontario Ministry of Finance (OMF) licensed. Thus setting parameters in the event of any future claim. MTO Appraisal Services - (OMF form 1159) motor vehicle appraisal record of the Used Vehicle Information Program of the Ontario Ministry of Finance (retail sales tax branch) our fee is $75.00 per vehicle.

Estate or Probate Fees:


We also do estate evaluations and documentation analysis reports, for smaller estates. Fees can be altered to fit in with your needs and budget. We are always happy to discuss our fee structure with you.

         
Liquidation, Storage Fees:

WHAT CAN BE DONE to HELP FACILITATE the APPRAISER & the COSTS?
It is always best to share the following information to help facilitate expenses and time:

What is the purpose of the report?

  1. What is the intended use of the appraisal?
  2. What is the location and items involved?
  3. What is the level of documentation require?
  4. Gather documentation, sales receipts, certificates, past appraisals, letters, and any other information you might have.
  5. Prepare for the appraisal: have items ready, unlocked and available especially jewelry, separate silver, stems and china; and if possible, pull furniture away from the wall.

CONFIDENTIALITY :

All information pertaining to the Appraisal is confidential, per USPAP standards. Access to the report will be granted only with written permission from the client, or by court order. All Appraisals are in compliance with our standards and ethics.

All Assignments include the following:

Signed contracts, timelines, and detailed billings are included in EVERY Appraisal. Both parties would enter into a Mutual Undertaking Agreement, which would outline our duties, responsibilities and timelines. This agreement would also contain a non disclosure agreement, with conditions for each assignment.On average, most Long Report with On-Site Inspection- Valuation Assignments cost under $500.00, but for each assignment - we clearly provide FULL DISCLOSURE to our clients.All Proposals are GUARANTEED in writing, so there is no miss-communication or errors in our client's requests.

On acceptance of our proposal(s) we will require the client to sign a statement of account and our disclosure letter. Once we have received both signed documents, we would book the exact time and date of the inspection.

When the Appraiser arrives, we would require up to 50% up front of the fee structure listed in the agreement and or a deposit may be required prior to the time of inspection. The balance of the assignments due and payable upon receipt of the appraisal report delivery.

At the time of delivery of the report, would also include all data; complete market analysis, references to the comparison working sheets, images, provided assets lists and all working notes. All this information would be the property of the client and we would only retain a finalized copy for our archives. At all times, all information conveyed verbally or in any other form will be the intellectual property of the client.

Certified Personal Property Appraisal - Code of Ethics

Our Appraisers are bound by their varies memberships in Professional Appraisal Organizations:

  • The Appraiser will accept an appraisal assignment only if the appraisal can be performed without bias.
  • The Appraiser shall disclose any interest in the item(s) to be appraised.
  • The Appraiser shall obtain all relevant facts relating to the item(s) in order to form the analysis of value.
  • The Appraiser shall respect and maintain the confidential nature of an appraisal report. The contents of the report
  • shall not be disclosed to third parties unless by court order, or by consent of the client.
  • The Appraiser shall put all formal appraisal reports in writing .
  • The fee charged by an appraiser will be independent of the value of the report.
  • The Appraiser shall maintain and demonstrate respect for others in the appraisal profession.
